What is the difference between an Inspection and an Appraisal?

An Inspection is when you hire someone to do a comprehensive analysis of the home’s major systems and components. This is a great way to gain knowledge of a home. When buying a home with the help of a REALTOR, this report can help you in your decision making process. You may be able to use this report to have items repaired in the home by the Seller. Sometimes, the Seller may not fix the items that you request in the home. At that point, you would ask yourself if you can accept the home as is and proceed OR decide not to pursue the home if the report was too much for you to handle.

An Appraisal is usually required by your lender if you need help with financing your home. The appraisal is an opinion of value. The lender can be ensured that the home is valued according to how much they are financing for you. Occasionally, the appraiser may find a safety or sanitary issue with the home that will need to be repaired before closing.

 Inspections are optional, however they are recommended. Having an inspection done is a great way to gain knowledge about a home if you're a buyer. A seller may consider having an inspection done before listing so that they can take care of any issues. That way the home in the best condition possible when it goes onto the market.

Appraisals are usually mandatory by the lender.

Firework Safety Tips



Here are some 4th of July safety tips.  Stay safe and have a great holiday!

Tip #1
Have a fire extinguisher readily available. This way if there was an accidental fire, the fire can be put out quickly.
Tip #2
Have water buckets and a hose available. This is also important in the case that a fire becomes larger than a small extinguisher can take care of.
Tip #3
Alcohol is a favorite of many for the holiday celebrations. However, it is important to keep alcohol away from children and animals. There is a potential risk of alcohol poisoning if consumed by a child or animal.  Alcohol and the use of fireworks do not mix.
Tip #4
When you are disposing of 4th of July decorations and fireworks, make sure that they are completely free of heat and fire. This way there will not be a smoldering fire happening after the party is over.
Tip #5
Make sure that the area you are lighting fireworks off is also free of bushes, dry grass, trees, streamers, balloons, flammable helium, and other fire hazardous materials.
Tip #6
Stay away from illegal fireworks. They are illegal due to the increased danger involved with certain types of fireworks. Here is a list of the fireworks to avoid.

No School Days....

School is back in session today, but we did have a long weekend with the Easter holiday.  My older son has been sick on and off for about week now.  Yes, I did take him to the doctor and it seems to only be a stomach bug.  My 7 year old was not well yesterday and my 5 year old had energy to spare. 

I took my 5 year old to Leaping Lizards http://jtinflatables.com/ in Mandan.  He had fun playing with the other kids, bouncing on the inflatables, and playing air hockey.  The best part of it was he went to bed around 10 pm and that's a big deal for him.  Mission accomplished for this Mom during a no school day.
