Steps for Buying a New Home

Buying a home can feel daunting, overwhelming, and the list goes on and on. A Realtor can help you through the process. I wanted to cover a few of those steps right now:


1. Find a Realtor that you trust and can communicate with easily. If they are a good Realtor, they will give you information on what they will do for you and have you fill out some paperwork immediately.

2. That Realtor can help you find the right mortgage lender in the area. Out-of-State lenders can be difficult to work with and draw out the closing.

3. Get pre-approval letter from the mortgage lender to share with your Realtor.

4. Start looking for the perfect home that fits your needs.

5. When you find that home be prepared to visit with your Realtor to write an offer.

6. Write a check for Earnest Money to go with an accepted offer. The Earnest Money amount depends on how much money you have available and what the seller may request. The minimum is usually around $500.

7. Remove the contingencies in the offer over the next week. Contingencies may include an inspection, checking out the rules and associations in the area, flood plain, etc. You choose what contingencies will make or break the deal for you.

8. The bank will have the home appraised.

9. WAIT for your closing day.

10. Move In!!

Come on Over, I'm hosting an Open House.....

I just had my best Open House last Sunday in Highland Acres (Bismarck, ND). It's a great neighborhood and so many people stopped by. This warm weather helps too.

This next weekend I have an Open House at 1226 W Highland Acres Road on Sunday, March 20, 2011 from 1-2:30 pm.

Don't be shy, Realtors want you stop by the Open House. Come over, check out the home. There are so many styles and features to look at. Maybe it's not the perfect home for you, but you are one step closer to finding the home that is.

Great Time to Buy a Home

It feels like Spring is around the corner in Bismarck, ND. The sunshine was warm enough to melt some of this snow off the roofs today. I even heard some birds chirping.

Buyers, this a great time to start your house hunt. You can get a jump start and don't have to compete quite as much if you get the ball rolling now on buying a home. So, buyers, call your favorite lender and get pre-qualified and then give me a call. Pre-qualifying helps to speed up the process and gives you a valuable tool when your Realtor writes up your offer and presents it to the seller. You can make decisions quicker and with confidence when you are pre-qualified and find that home of your dreams.

Whether you are renting, need to upgrade, downsize or just need a change you can enjoy the weather on the warmer days and start your house hunt.
